Energy Performance Certificates required for new lets from October
From 1 October, Energy Performance Certificates (EPC) are mandatory for all new lets and, whilst some of the provisions are to be clarified by the Government, the following rules so far apply…
EPCs apply to all residential tenancies and will be valid for ten years; although required for all new lets after Wedneday 1 October, tenancy renewals are excluded; landlords do not have to undertake any recommended works, but it can be renewed at any time if improvements are made; white goods are included if part of an inventory; tenants must see the EPC before viewing or committing to a property, and must be given a copy before starting a tenancy; energy improvements may have tax advantages.
“Agents, as well as landlords who manage their own properties, will have to plan now to book energy assessors in time for the October deadline. Properties which have already been booked, for example, student accommodation, will have to comply,” explains Leon Betchley, Regional Director of ARLA-registered Countrywide Residential Lettings, the UK’s top specialist agent.
