Lanes Lettings may be a new name but the men behind it have plenty of experience

Jon Stoner and Ben Cannon are the men behind new lettings agency Lanes Lettings. Both have been working in estate agency for a number of years, spending the last few years working specifically in lettings.

Their new business is based in Baker Street, just off London Road. Surprisingly, there are very few other agencies close by. It is a rich area for the lettings market too with many rental properties across the whole range from student lets to smart apartments and family homes.

The company’s intention is to not only cover Brighton and Hove but also Burgess Hill and Haywards Heath. ‘‘We see these as key markets for us, offering great opportunities for people who have outgrown their Brighton rental properties, maybe found a partner and decided it is time to start a family or simply wanting more space or a less frenetic lifestyle. Both Haywards Heath and Burgess Hill are thriving communities, well serviced for commuting and with great leisure facilities too. They are increasingly popular with people who are looking for an alternative to living in the centre of the city.“

Lanes Lettings has been open for only a few weeks but already they are gaining landlords and their portfolio of rental properties is expanding. Many landlords will already recognise them from their previous positions. Jon and Ben will be very happy to speak to anyone about their new business and the services they are able to offer.

They are currently signing up to the appropriate associations and recognise the benefits to both landlords and to tenants of such affiliations.

Training will be high on their agenda as they develop their new brand but their genuine belief is that the heart for a good lettings business is a high standard of customer service. They are using Mydeposits deposit protection scheme and are fully covered by all the necessary insurances.
Being customer orientated means that equal attention is paid to both the landlord and the tenant. If there is a problem they aim get it sorted.

‘‘Ignoring issues as they arise is not how we operate. We plan to have a business that runs smoothly by dealing with problems immediately should they arise. In this way we can avoid having to deal with angry or disappointed clients on either side.’’

Smooth running seems to be their key message and with an offer of fees at 7 per cent fully managed until the end of 2009 rising to 10 per cent fully managed subsequently they are certainly a tempting option. Their bold royal blue and yellow branding certainly stands out and if that is anything to go by they are set to make an impression on the market.
Both Jon and Ben know the area and the market well and their down to earth and level headed approach is very encouraging.

The promise to treat people with respect – both landlords and agents – should take them a long way. Already committed to a marketing campaign here in Latest Homes they understand the value and need for the best exposure.

Initially they sought premises in central Brighton but on reflection they are delighted to be just off London Road ‘‘There are lots of landlords and tenants around who know both Jon and I and many will be happy to see that we have started up our own independent company. Naturally we will welcome their calls.’’

This young enthusiastic team plan to start small and get it right before expanding. As their branding says, Lanes Lettings are ‘‘surprisingly passionate about lettings.“
