THE GRAYS – Modern Homes for a Better Future in Newhaven
When Cayuga Developments won the bid to buy the former Grays School in Newhaven they knew they could create something truly unique on the South Coast. House prices in Newhaven are currently lower than a lot of the surrounding area and the site has been a fantastic opportunity to build truly modern, affordable housing for those priced out of Brighton, Hove and other towns such as Lewes, without compromising on style or quality.
Newhaven is growing and looking to the future. The recently announced £38m redevelopment of the town centre, with a new hotel, retail space, leisure centre extension and office accommodation will undoubtedly transform the town. Much like Portslade before it, there is no doubt Newhaven prices will be increasing. After all, the town alreadyhas great transport links by car, bus and train to Brighton, Lewes and even London (not too mention Dieppe!).
Truly modern, well finished, well built, well specified houses
Cayuga wanted to build something new and modern so made contact with award winning Danish architects CF Moller – who had just had a recent design shortlisted in The Sunday Times Home of the Year competition. This design became the basis for the houses at The Grays, adjusted to incorporate 3 and 4 bed houses, but all with the same open plan living, balconies or terraces and that modern feel.
Ed Deedman of Cayuga Homes commented: “We just would never get the opportunity to build something like this in Brighton. You have to get a lot on a small space due to land prices – and that means flats or very expensive houses. In Newhaven we can deliver modern, 2 storey houses with a garden and garage from £350,000 – unheard of in Brighton or Hove”.
In fact Cayuga went further. Not only do most houses have a garage, but there are electric car charging points too, and solar panels on every house. Each house has at least one balcony, some two. With the elevated location, a number of the houses have sea views or great views over The South Downs.
Inside, the houses are incredibly well specified with hardwood floors, solid worktops in the kitchens and Zanussi appliances. The houses are finished in light, neutral tones with terrific high ceilings in the bedrooms and buyers have a choice of carpet colours.
Ed Deedman; “We really have tried to go the extra mile. Truly modern, well finished, well built, well specified houses – I think the photos speak for themselves. And all for the price of a two bedroom flat in Hove. With prices in Newhaven sure to rise over the next few years these will be a great buy for those wanting to get a house who thought they couldn’t afford one. In fact, with the Government ‘Help-To-Buy’ scheme, it only takes a 5% deposit”.
Houses are for sale through Estate agents, Rowland Gorringe 01273 474101, and Phillip Mann 01273 517517.
There is an open weekend to view the Show-home on 28th and 29th September between 10am – 4pm.
No appointment necessary.
