Property news: A case of the accidental landlord
>NEW PROPSPECTIVE LANDORDS AT HIGHEST LEVEL FOR MORE THAN A YEAR
Things are looking more positive for tenants, with the supply of rental property likely to improve over the course of this year. In Brighton and Hove Leaders lettings agency are seeing a lot of interest from potential buy-to-let investors who recognise that tenant demand is likely to remain strong and that they can achieve an attractive return on their investment if they buy the right type of property in the right location.
“Many are looking for one- or two-bedroom properties, which are most in demand. This ties in with a recent report based on a survey conducted in the first two weeks of January of over 10,000 landlords. It found that the proportion of first-time investors looking to buy their first buy-to-let property is at its highest level for more than a year, while 74 per cent of existing landlords are set to make further investments.”
It also found that even some ‘accidental’ landlords are taking the decision to extend their investment in the private rented sector. According to the research, accidental landlords make up around 30 per cent of all private landlords and one in eight are considering buying an additional investment property this year, which would transform them from ‘accidental’ landlord to active buy-to-let investor. “With interest in investing in buy-to-let high, we expect that tenants will benefit from a better choice of property. With the right advice from an independent specialist on exactly where and what to buy, landlords can expect a successful medium to long-term investment.”

>FULL HOUSE AT MASLEN ESTATE AGENTS
As part of its commitment to maintaining high standards and National Association of Estate Agents (NAEA) membership, Maslen Estate Agents has had six more members of staff pass their NAEA Technical Award.
Quality customer service and staff development have been key to the continuing growth and success of the agency, with four thriving offices across the city. Hannah Godwin, Kelly Ball, Tom Sawyer, James Beale, Josh Boots and Darren Yaxley all qualified in the last set of NAEA examinations, meaning the whole team Maslen are now qualified members of the association. This is particularly significant because as a licensed NAEA agent they must have a qualified licensed member of the association in each office, at all times.
David Maslen, Director, said: “This means our customers are getting well trained qualified people at every level of the business. You wouldn’t use an unqualified dentist or unlicensed taxi and it should be the same when selling your home.”
