We wanted to do this at the very top level but at a price that actually makes sense for the landlords but also for visitors too.”
“We looked hard at our charges and discovered that for long-term contracts we could offer a standard £49pcm fee to manage the property,” adds Andy. “For this there would be no extra call out charges and, using our experienced team, we would handle small jobs within the team, thus keeping costs to a bare minimum. For larger jobs where we need to bring in professional services there will be added costs but the idea is to trim away any unnecessary charges.”
“We also take only a 10 per cent fee for bookings where many agencies take twice as much as that, on average 20 per cent or more, with some charging 25-28%. Combined with the flat fee for managing a property that makes us very competitive and at the same time we still offer a very high standard of service,” says Andrew. “In turn we hope that landlords will be able to pass on those savings in part to tenants. We are seeing that in the winter months many of our landlords will favour a longer term let moving to shorter and more profitable lets in the busier summer months.”
I decided that it’s time to look at the website and see what they offer and I am impressed. These are quality homes decorated to a very high standard and furnished for comfort. I’m also impressed that prices are quoted in two formats so that you can see not only a total cost but also a cost per head when fully occupied. It’s a great way of seeing just how affordable a private let can be when compared to hotel charges.
