King & Chasemore’s Kemp Town Village branch
What a year: fabulous celebrations for the Queen’s Diamond Jubilee and The London 2012 Olympics that left the world agape at both the event and our medal achievements. It’s been a great year too for King & Chasemore in Kemp Town Village.
It’s barely 12 months since the new branch opened and already they are making their mark in the area – despite global financial problems and a sticky property market. So what has given them such a great start? Latest Homes met manager Kristyna Vondrackova and the team to find out more.
“We offer both lettings and sales but we definitley focus on lettings from this office, and our good first year can certainly be put down to that,” says Kristyna. “Kemp Town village has got to know us as a company, and we have got to know lots of local businesses. Word of mouth certainly works for us, especially in the field of lettings.
“The strength of this office may be lettings but having a sales wing is great for our landlords too as we can often help them grow their portfolio.”
The quality of service offered to both landlords and tenants, coming through promptly with their promises, and doing things professionally help make this King & Chasemore office stand out as a company. The lettings market is extremely busy, with summer always a busy time for them, but there has been a change in people’s perception of renting too. “It is no longer seen as a poor relation to buying,” says Kristyna. “With that change there is an increased expectation for both quality and service, something that we as a company embrace.”
Rental prices have stabilised for houses at the present time but flats still increase and offer great returns for landlords. “We operate in a market for tenants from the top end to the very affordable,” Kristyna continues. “We don’t specialise in student lets but that is not to say that we do not have student tenants.”
Their proximity to the hospital does mean that they have lots of medical professionals and the same applies with their proximity to American Express. This also means they deal with short-term lets for visiting professionals in those fields and also for the universities.
“The village has established a strong community, both businesses and residents, and we are proud to have been recognised as a part of that community,” says Kristyna. “We may only have been here a year but for the team we feel very much like a local business, but one that carries with it the backing of the larger company and all of the professional services that can offer.”
