CDMS Partners Ltd on avoiding planning complications

Pool plans

Anyone who has embarked on a significant building project will know all about the potential problems that can be encountered when it comes to achieving Planning Permission. The Planning process has become more difficult to navigate over the years, with constant changes being made to help the system evolve and keep up with the times. Appointing an architect to help guide you through the maze can save significant time and cost when it comes to designing your project and getting it right first time.

CDMS Partners is a Brighton-based firm of Architects and Interior Designers who have a track record of achieving Planning Permissions for difficult sites in Brighton & Hove, Sussex and further afield. The recent changes made by the government in May 2013 to Permitted Development rights have allowed homeowners more flexibility when it comes to extending their homes, with allowances being increased for the size and scale of what you are entitled to build without having to apply for full planning permission.

Helping clients add value and achieve the maximum potential for their homes and sites is something CDMS Partners specialises in, and this month saw the completion on site of a pool house for a private client in Brighton. The building is located in the rear garden of the plot and was designed very carefully to ensure that it fully complied with Permitted Development rights – the height of the eaves and the ridge were kept just within the parameters set out by the Council and the size of the building was calculated to achieve the maximum area within the site. All without the need to go through a lengthy planning application process.

“The result is a stunning open-plan indoor pool with a jacuzzi, shower and changing facilities”

The result is a stunning open-plan indoor pool with a jacuzzi, shower and changing facilities. The roof structure was designed to allow a full open pitch which has been filled with bespoke LED lighting making the building glow at night. Contemporary external wall lights provide subtle accent lighting to the outside, reflecting the LED uplights to the perimeter of the pool inside.

Two of the elevations are fully glazed to make the building as light as possible on the inside. To the long, side elevation, bi-fold doors retract all the way back to expose the pool whilst the outdoor timber decking runs level with the internal tile finish to create a seamless indoor/outdoor feeling. You could be confused during the summer months that you are in an indoor pool at all!
