Hamptons International Figures Reveal Uplift in Home Buyers

House sales in August were up by a third compared with last year, continuing the buoyant trend of the last five months. New buyers’ appetites are strong too. In August, the number of new applicants registering to buy was up by a quarter compared with last year and growth in demand has been up by around 30% for the past five months.

A significant improvement in economic sentiment and confidence, combined with a healthier mortgage market and certainty that interest rates will remain low for some time to come have set a great background for a continued sustainable recovery in the housing market.

Marc Goldberg, Head of Residential Sales at Hamptons International, comments: “The market conditions are ideal for those looking to sell and the best we have seen for several years. There is an abundance of motivated buyers and fewer properties available which is allowing us to sell our properties swiftly and at high prices.”

NAEA First Time Buyers account for a quarter of all sales last month

Figures from the NAEA August Housing Market Report showed encouraging growth with the average number of FTBs increasing from 22 percent in July to 26 per cent in August, suggesting the impact of looser lending restrictions and uptake of Help to Buy are beginning to be felt.
Low interest rates and budding buyer confidence have given a boost to the housing market. More than one in four (26%) home sales in August went to a First Time Buyer (FTBs), according to latest figures from the National Association of Estate Agents (NAEA) – a proportion not reached since July 2010”

Mansell McTaggart A lesson in choosing property near schools

Ensuring your child receives the best education possible is one of the key aims of any parent. Jaime Walden, Senior Director at Mansell McTaggart reveals what to consider when moving house to get into a good school.

“When you are researching schools, as well as results and facilities two vital pieces of information that you will need to know about are its admissions criteria and catchment area – the area surrounding the school from which it will accept pupils. If, as part of your application, you discover you need to move in order to reside in a school’s catchment area you will have some important issues to consider.

As with any move, you will need to add up estate agents and solicitors’ fees, stamp duty, moving costs and any penalties if you are required to change your mortgage. You may well be required to increase your borrowing as houses known to be in catchment areas for popular schools are markedly more expensive than those outside, around 20 per cent more.

Make sure you complete all your research in plenty of time. Application deadlines vary from local authority to local authority so ensure you know when the dates are. They are often in the autumn term the year before your child is due to start school. The optimum time to move to be in a new house for the autumn is the previous spring.

Do remember that places for high achieving and popular schools are often very over subscribed and merely residing in a catchment area is no guarantee of receiving a place so make sure you are happy with and are able to satisfy conditions for back-up options.”
