Record number of £1m-plus properties sold in Brighton and Hove

A record number of homes worth more than £1 million have changed hands in Brighton and Hove, according to the latest Land Registry data.

An analysis by the Brighton and Hove Independent newspaper suggests that 35 properties worth more than £1 million were sold in the first 11 months of last year.

This equalled the previous annual record set in the whole of 2012.

Their aggregate value was £47.9 million, the newspaper reported yesterday (Friday 3 January).

The most expensive was 1 Lewes Crescent, which sold for £2.5 million in November, the latest month for which Land Registry data is available.

Three detached properties in Hill Brow, Hove, figure in the 2013 list of addresses where “property millionaires” live. The most recent to have been bought is No 24, which sold for £1.7 million.

Official data for November revealed that a total of 465 homes – with an aggregate value of £145.6 million – were bought and sold in Brighton and Hove during the month.

The average price of properties sold in November reached a record £313,163 – beating the previously monthly record of £312,261 which was set in September last year.

The Brighton and Hove Independent has been tracking the official measure of property prices and transactions in Brighton and Hove.

Later this month it will publish details covering the whole of 2013.

The free weekly newspaper said that the breakdown for each type of property sold in November showed

  • 46 detached homes with a total value of £23,603,400 and an average price of £513,117. The most expensive – at £1,700,000 – was 24 Hill Brow, Hove.
  • 83 semi-detached homes with a total value of £30,707,824 and an average price of £369,974. The most expensive – at £1,335,000 – was 138 Montpelier Villas, Brighton.
  • 110 terrace homes with a total value of £41,703,627 and an average price of £379,124. The most expensive – at £2,500,000 – was 1 Lewes Crescent, Brighton.
  • 226 flats and apartments with a total value of £49,606,095 and an average price of £219,496. The most expensive – at £860,000 – was Flat2, 1 Adelaide Crescent, Hove.
