Under the hammer: Records tumble at Parsons Son & Basley’s Auction
With an attendance of over 140 people and in a packed room with standing room only, Parsons Son & Basley’s last auction of the year raised almost £3 million of property sales, with the star of this particular show being the last lot of the day – a ground floor flat in St Aubyns just off Hove seafront.
The flat itself was in need of complete modernisation and repair although clearly this was not going to be off-putting to anyone, as over a three and a half week marketing period the flat attracted no less than 346 viewings with 115 legal packs having been downloaded by those wishing to buy. The guide price of £170,000 to £180,000 which encompassed the reserve figure was exceeded by £149,000 with the hammer falling on a final selling price of £329,000!
“To exceed the reserve amount by almost £150,000 is an astonishing achievement,” says auctioneer Simon Caplin, who was delighted with the success of his auction. “The attendance was the highest we have ever had which is very pleasing as we had to move to a larger venue recently in order to accommodate everyone who wishes to attend our events. To have 346 viewings on one single property in less than four weeks of marketing, backed up by 115 legal packs having been downloaded is another record we are naturally very proud of.”
However, there was another outstanding performer on the day with a two-bedroom terraced house in Kingsbury Road Brighton, starting with a guide of £300,000 to £325,000 and selling for £375,000 – some £50,000 higher than the reserve amount.
“Our client selling Kingsbury Road, who was present during the auction, was so happy with the price we achieved for him he insisted on taking the entire auction team out for lunch as soon as proceedings had ended as a thank you,” said auction manager, Kelly Landers.
2017 has been a record-breaking year for Parsons Son & Basley so far as auction day attendances, viewings, legal pack downloads, properties sold, instructions received and values achieved are concerned. And bearing in mind they have been auctioning properties for 192 years, this is quite an achievement. Their next auction will be during February 2018 whereupon both Simon and Kelly are inviting anyone with a property to sell to contact them.
